Pauline is focused on digital infrastructure transactions and is a Board member of Verne (a data centre platform headquartered in the UK) and Mila (a telecom operator in Iceland). She spearheaded the launch the of data science team to support value creation for Ardian’s portfolio companies; and she led the creation of Ardian Opta platform supporting investment in renewable energy as well as Ardian AirCarbon, Ardian’s proprietary software platform for measuring airports’ Scope 3 emissions. Ardian is investing in proprietary data and analytics platforms to improve asset performance and support decarbonisation across its infrastructure investments. This includes advanced tools to monitor energy efficiency, emissions, and operational performance at asset level. Ardian also invests in sustainable digital infrastructure, notably green data centres such as Verne, which are designed to support AI and high‑performance computing while relying on renewable energy and low‑carbon power solutions. In March 2024, Ardian acquired the leading data centre platform Verne, committing up to $1.2bn to support Verne’s expansion and position it as a leading platform for AI and high‑performance computing. The project has already strengthened Ardian’s exposure to sustainable digital infrastructure.
This panel will explore how the appetite of capital providers differs by project type, and what that means for leverage, pricing, terms and deal execution as the market becomes more selective. Hear how investors are assessing delivery risk, counterparty risk and location risk, and how these factors are translating into structuring decisions and required returns.
Unpack emerging considerations such as gigawatt-scale exposure, where scale and concerns around underutilisation can materially shift the investment profile. Learn how revenue models influence credit perception, where lenders are drawing lines, and how leasing value varies significantly by geography, with revenue per kilowatt differences shaping returns as much as headline demand.
Explore why operational risk and long-term performance are often under-assessed relative to construction delivery, and what this means for securing competitive funding and protecting investment outcomes.
